I have been looking into the Blyde in Pretoria East as a property investment.
The one with that beach development.
Would you say yes or no?

Put a 50% deposit, bond the balance, should work out ok

As the development is done by Baldwin properties there should be nobissies and a reasonable return, first comments would in all likelihood be a knee jerk reaction from Kepler who did not bother to read the article

There are some concerns regarding this. Firstly it is a 4.5 billion rand investment for this estate. As the typical amount of units built is between 500 and 1000 that means its a 4.5 million from each unit. I hardly see a rate of return from that. Lets say that the levy's are at the average of 1100 - 1200 that is a total of 1.1 to 1.2 million rand. Even if that was pure profit coming in its quite a shit rate of return for Balwin.

So it depends if Balwin properties are willing to give assurances to this development happening. It also depends what is stated in the contract levy wise. It can be a nightmare if the levy's shot up to about 4500.

That's just my opinion. I will do a site visit and voice my concerns regarding this project.

The biggest investment one makes is property.The rule I used was ``buy the worst property in the best area" but now they are all gone.Google a guy called ``R,W. Johnson" before investing in property.
