Sav, to cater for clients and avoid moving, this is what I was looking for when I went to view my place:

Security at the gate, no signing in -check
The position of the flat, to see how easy it will be for clients to slip in and out *excuse the pun*
I went there after hours to check out the neighbours, kids playing etc. I noticed most of the cars were young guys. Sorted

Area, just go to a place with less independent ladies. You'll get regulars quickly because you're working alone and others are in a house/venue

And try to rent directly from the owner, be a good tenant so that when neighbours complain he'll think twice about a potential late payer vs you.

This worked for me, hope it helps
