Have you tried 77Grayston that block is famous for wgs working from there. And i know here are some punters who own apartments in that block. Havin one abailable is another story.

I have a penthouse im renting out in Menlyn but tenant lease only coming to an end in March next year. And i want to get that tief out because she gives me so much kak every month.

Valentina, my heart goes out to you, because it is a tough problem.

In sectional title dwellings the body corporate's trustees make these sort of decisions and could easily sanction a willing owner. It is therefore not only the owner that you need to be concerned about, unless he/she owns more than 50% of the units.

Then there is the problem of insurance, which in sectional title estates is required by law. Many, if not all dwellings are insured at residential rates, because the risk is lower than if it were a business. Running a business from a sectional title dwelling is a possible reason for the insurers to refute a claim, particularly if the insured knew about the business and / or for the insurer to demand business rates.

This may not be a problem for the fly-by-night WG who occasionally dabbles in the scene (just before Christmas and the kid's birthdays), but for you, Valentina, you are in it for the longer run, and you enjoy pretty things, so you do things properly -- investment in professional interior decorators and consultants. You really have a lot to lose if you get kicked to the kerb.

Dear V , I advise you to buy your own flat, house , and then, work towards your bond repayments. I was informed that for every R million , bond is +/- 10k. Don't forget 10% deposit. To assist with bond, you could let out part of your property to a legitimate business, let's say... a spa , storage rental etc.

This will mean that u will never ever be at the mercy of landlords. For your type of business, this seems to be the most viable direction to move forward in, and one that will guarantee u
happiness, security and success. Do contact a reputable and registered real estate dealer , like Pam Golding, Wakefield, Remax etc.

@notinosh, for exactly the same reasons that it is difficult for ladies in this industry to get a normal lease, it is near impossible to get a bond, unless you lie to the bank. They require proof of (legal) income, payslips, bank statements where your salary/legal income goes into, tax reference number, etc.

Valentina, unfortunately I'm not lucky enough to own an extra property in Sandton. Perhaps also check the place Claudia is working from in Hyde Park. The owner knows what the ladies do and it is definitely not close to R33k per month. I know they have significantly cut the amount of ladies they allow to work there and I understand they will eventually move to a strictly no wg place, but it's worth finding out.

@notinosh I agree that its always best to own your own property and it is something all wg's should work towards, BUT working from her own home, will not be a smart thing to do. Before you know it, neighbors will be nosing around OR someone will recognize her from eg ESA OR a jealous wg or venue owner, who knows where she lives,and they will pimp on her to the cops.

Enters the Asset Forfeiture Unit and she looses everything she worked so hard for.

If nobody pimps on her and she merrily works from home, there is always a chance that a guy who made an appointment and did not pitch, but now has the address, pitches up unannounced and possibly harms her or guys pitch up when she has family with her etc.

So yes, by all means, wg's should work towards saving up for a house or apartment of her own, but Imo should not work from it. Best to keep work and private life/home completely seperate. It's much safer that way.
