Your main problem will be declared income and proof of income, you do not have to register for VAT but will have had to pay PAYE or personal income tax on your declared earnings, forget even thinking of mentioning your cash you live off of. Don't even think of beginning the process if you are not up to date with the taxman or you could be opening up yourself for a world of misery. Speak to someone like Sybil or Arizona for advice on running a business.

Another huge consideration is the deposit you put down as well as the transfer duties and transfer fees payable. Do not try for 100% bond, the bank is going to be very interested in the loan to value of the property, some of the online websites will give you a calculation of the fees payable, it is worthwhile to look at. Nothing in the world is impossible but make sure you have your ducks in a row and remember this is one time YOU have to negotiate the final price

You are gonna have to open a limited company, capture some of your exspenses and invoice some of your income, keep cash separate and out of SARS view, you will have to pay yourself a salary and get PAYE going, you should then be able to first claim back 30% of the rent you currently pay as a business exspense, you can run this as a legitimate business without disclosing any information of the nature of the bussiness SARS only gives a shit about the money, and you don't need to be VAT registered until you hit 1 million rand a year, which you won't do if you hide enough of your income, after 6 months go to the bank and make enquiries about busines owners mortgages, once you have the business and pay slips working... it will be a long term process but well worth it in the end... some ladies on here do this already..

Unfortunately banks will not give you any approval on a home loan without any FICA documents, SARS registration, and or payslips or legal valid proof of a steady income. No loans are granted for commission based incomes.

Estate agent's are also now under extreme scrutiny to report any suspicious behaviour with regards to money laundering or illegal income. The EAAB and Property Law has changed dramatically over the last few months. Law on levies and body corporates, transfer duty.

You will also require a SARS clearance certificate so if you haven't registered with SARS there will be very little chance any bank will grant you a loan.
Best bet is also to go to SA home loans as they apply to all the major banks on your behalf.

Be extremely cautious and get the correct advise before proceeding, especially as its not considered a legitimate formal industry within the realms of SARS and or any statutory body in SA - yet your business in this industry can buy you legitimacy with all that you want to achieve - if done properly.

Thanks so much for enquiring about this yoi have helped a sister out as im partly going through the same thing wondering how to fix the legal side of things without being in any problem. Our rents come up to a house bond honestly and it gets to me too but where to begin fixing this? Ive always wondered how do escorts get themselves cars, properties etc without the payslip as it the first thing they ask for everywhere. Im new in the industry and im hoping to meet an escort who's currently doing this process

I don't want to be the bearer of bad news but it is almost impossible to get a mortgage without proof of income and a tax clearence certificate.

I have an extensive background in finance and I tried to help a lady in the industry to get all her affairs in order but the bank would simply not budge.

I work for a bank and I can confirm that without proof of income you will not get a loan. They won't even consider your application if you don't meet the basic requirements. A word to the wise lending criteria is going to be significantly tightened over the next year, if you considering credit and you can AFFORD it now is the time to do so.
